Tenancy & lease agreement questions

It depends on the tenancy type and the state — Lagos has its own Tenancy Law. Broadly, a monthly tenancy requires a month's notice and a yearly tenancy six months, followed by a seven-day notice of owner's intention to recover possession. Confirm the position for your state before relying on a notice period.

In practice yes — it is a refundable sum held against damage or unpaid bills. Say clearly what it may be deducted for and how long after the tenancy ends it will be returned, because that is where disagreements start.

Longer leases, typically those over three years, may need registration or stamping to be fully effective against third parties, and requirements vary by state. For a standard one-year tenancy a properly signed agreement is normally sufficient.
